The Bruyn Homes Building Process
Step 1:
Budget
The very first step is to decide upon your budget for your new Bruyn Home, including land, improvements such as appliances, landscaping and other related items.
Step 2:
Financing
Unless you are paying cash for all the items in step one above, it is very important that you take the time to be preapproved for the necessary financing to complete your project.
It goes without saying that working with a top notch financial institution and mortgage representative is of utmost importance to us, that’s why we chose to work with lenders who not only have very competitive rates but also have top notch service.

Step 3:
Location
Decide where you want to live. Once you have your budget in place, and you have a good idea of where you would like to live, then it is time to decide which home you would like to have Bruyn Homes build for you. Many folks decide they would like to have one of our “standard” homes, but more often than not they wish to work with us to modify the home for their lifestyle.
Still others may have a plan in mind that they would like us to build for them. Regardless of which of these situations describes where you are at, we can help.
If we do have to make alterations to a plan, at this point you will have to give Bruyn Homes a $2,500 non-refundable deposit for print. However, if you build with us within 6 months of giving the deposit, these monies will be applied toward the purchase price of your new home.
We will then meet with you until we have honed the plan to where you would like it to be. The turnaround for the first plan redesign typically takes between 1-2 weeks.
Step 4:
Design
When we have the floor plan just the way you want it, and you have made some basic decisions, it’s now time to pick finish upgrades that will be included in home price. At this point we are ready to send it out to our sub-contractors and vendors for the bids which are specific to your home. This process takes about 2-3 weeks.
Step 5:
Building Contract
At this stage of our process, we get back together with you to sign the Construction Contract, sign the plans and specifications, and give Bruyn Homes an additional 3% of the contract amount, non-refundable deposit, which will also be applied toward the purchase price of your new home.
We then forward the signed paperwork to the Lender*. The lender will order an appraisal, title commitment, and prepare for the closing of the loan.
Once the lender has this information, this process typically takes four weeks to close on the loan (with pre-approval*.) It is during this period that all of your home selections begin to be made and completed before the loan closing will take place. Upon closing of the loan, we can start construction.
The construction process can take up to six months from the time of loan closing, and your possession of the home will take place upon the final draw of the construction loan.
*If this is a cash purchase, and there is no lender involved, construction can proceed upon the following items having been completed: signing of the Construction Contract, plans and specifications, all selections pertaining to the home completed, the signing of the First American Title Co., Construction Escrow Agreement (mandatory with cash purchases), and all funds to complete the sale deposited into the Escrow Account for disbursement. The cost to the Buyer for the Construction Escrow Agreement and inspection is typically $1,500. Nominal interest is paid on the funds deposited into the Construction Escrow Agreement.
